The Origin

Why Laser Exists

Self-storage is one of the most data-rich industries in real estate. Every facility generates occupancy data, pricing signals, call records, marketing performance, and market intelligence — every single day.

But for most operators, that data lives in silos. The PMS doesn't talk to Google Ads. The call data doesn't connect to revenue. The market intelligence doesn't inform the pricing strategy. And the result is decisions made on gut feel, incomplete information, or reports that arrive three weeks after they're relevant.

We lived this problem. For years. Inside two Top 50 portfolios — 140+ facilities, 45,000+ units, $800M+ in assets. We were connecting Google Ads to move-in data manually. Calculating True CPA by facility in spreadsheets. Identifying revenue opportunities hiding in plain sight.

We kept asking our PMS providers to build the intelligence layer we needed. They said it was on the roadmap. After months of waiting, we built it ourselves.
